About the Role
As a Capital Projects Manager at Groma, you will oversee capital and construction projects for our small multifamily properties. Your responsibilities will include ensuring projects are completed on time, within budget, and adhering to safety and quality standards. Projects will range from comprehensive building renovations to individual unit improvements, as well as enhancements to the existing properties in our portfolio. You’ll collaborate with stakeholders and other capital projects team members to develop and refine our project management processes. The ideal candidate is an experienced construction professional with a proven ability to manage multiple projects simultaneously, strong cross-team collaboration skills, and a commitment to delivering high-quality results.
Project Planning: Complete all on-site due diligence including site walkthroughs, environmental, asbestos surveys, and lead remediation. Conduct thorough home inspections to identify potential issues and assess project feasibility.
Project Management: Develop comprehensive project scopes, schedules, and budgets. Oversee all aspects of construction projects from acquisition to completion.
Collaboration: Collaborate closely with the acquisitions team to define project requirements. Provide regular updates to stakeholders.
Vendor Management: Select qualified contractors, negotiate contracts, and establish vendor standards. Maintain strong relationships with contractors and subcontractors.
Permitting: Obtain necessary permits and approvals while staying informed about building codes.
Site Supervision: Oversee projects to ensure adherence to plans, budgets, and safety standards. Collaborate with general contractors and subcontractors.
Quality Control: Monitor project progress to ensure compliance with Groma Grade standards. Document these standards and proactively address any issues or substandard work.
Change Management: Effectively manage changes to scope, schedule, and budget, communicating with stakeholders.
Project Closeout: Ensure contracts are fulfilled, and projects are completed according to requirements. Collaborate with the Capital Projects Associate to document project details and provide financial analysis.
Asset Management: Conduct safety assessments and identify necessary upgrades for existing assets.
Skillset and Qualifications
- 7+ years of experience in construction project management
- Certifications - General Contractor, Home Improvement Contractor, or Construction Supervisor License
- Knowledge of construction processes, building codes, and industry standards
- Strong problem-solving skills
- Excellent communication and collaboration abilities
- Ability to manage multiple projects simultaneously and prioritize tasks
- Strong attention to detail

- Proficiency in project management and budgeting software
